Description
The Caravan Park benefits from a secluded setting some 1.5 miles to the north of the popular seaside resort of Criccieth. The property originally formed part of a working farm and has been within the same family ownership for 53 years.
A private driveway leads from the main road [B4411] to the property and this is shared with a neighbouring private dwelling. In total the property extends to approximately 12.75 acres [5.16 ha] and comprises the static holiday caravan park with owner’s cottage, amenity buildings and land.
Caravan Park
We understand that the park was originally developed during the early 1970’s by the present owners and the static holiday caravans are set within two areas. The caravan pitches are laid to hardcore and are connected to drainage, electricity and water. At the time of our inspection there were 22 developed static pitches 2 of which were vacant pending sales and 20 were occupied by privately owned static holiday caravans.
The 5 touring caravans are accommodated within an adjoining field and we understand that this area has historically been used for camping and touring caravans and this is an area that could be exploited subject to the relevant planning permission being obtained.

Studio/Showers/Garage

A secondary toilet block is located close to the touring field, this being of brick and render with corrugated asbestos roof over.

Location
The park is well located as a base from which to tour the many attractions, both manmade and natural, that this area is renowned for; not least the fine sandy beaches on the south coast of the peninsular which are popular for all water sports enthusiasts, the famous Italian style village of Portmeirion, the increasingly popular marina in Pwllheli and inland, the Snowdonia National Park. The nearby seaside town of Criccieth, with its fine new promenade, ample car parking facilities, Castle, Hotels, restaurants and shops is a popular holiday centre.
Access to Criccieth from Chester is gained via the main A55 North Wales Expressway towards Caernarfon and the A487 which connects to the B4411, a distance of some 87 miles. As such the property is readily accessible to the densely populated conurbations of the North West, Cheshire and the West Midlands.
