Description

The property occupies an area extending to approximately 4.5 acres (1.82 hectares) and is bounded on the north by the private road, the
east and south by open land and the west by a public footpath.

The caravans are laid out within an open-plan area laid mainly to grass with some tree planting and landscaping. All caravans are connected to drainage, water and electricity and the majority are sited on concrete paving slabs. At the time of our inspection there were 24 static holiday caravans and 3 seasonal touring caravans sited.

Access to the caravans is via a tarmac roadway system and car parking is mainly between the caravans on paved drives. The remainder of the land is laid to grass with a single all-weather tennis court at the southern end.

There is a small toilet block situated close to the dwelling of concrete block construction under a mono pitch roof covered rubberoid felt. A further disused toilet block, constructed of block with corrugated roof, is located at the western boundary and is currently used for storage.

Location

The holiday park is situated to the south of the main coast road in Towyn and approached via Gors Road leading onto Kinmel Way East. Access into the property is via an unadopted private road at the end of which the caravan park and dwelling are situated on the south side.

This part of North Wales is readily accessible from the A55 North Wales Expressway and there are numerous attractions, both man-made and natural within close proximity of the property. The area is a renowned holiday destination particularly with the conurbations of the North-West and West Midlands and there are a number of established holiday caravan parks within the local vicinity.
